I Live in eTown: How I’d Compare eTown and Seven Pines as a Jacksonville Buyer

Because I live in eTown, I’m sometimes asked how I think it compares with Seven Pines.

They’re an obvious comparison. Both are newer master-planned communities in Southeast Jacksonville, both offer attractive amenities and newer housing, and both provide relatively convenient access to major parts of Jacksonville.

But after spending time photographing, researching and working in both communities, I don’t think the decision is as simple as asking which one is “better.”

They feel different.

And if I were helping a buyer choose between them, I’d start with how they want to live rather than which community has the longer amenity list.

eTown Feels More Established Today

This is probably the first difference I notice.

eTown has reached the point where much of what was once shown on development plans is now part of everyday life. The neighborhoods are established, Recharge is operating, The Exchange provides restaurants and services within the community, and landscaping and common areas have had time to mature.

Living here, I particularly appreciate that eTown feels connected without feeling completely built over. Trails, ponds, preserved areas and community amenities are integrated throughout the development.

If you want a newer master-planned community but prefer something that already feels fairly established, I think eTown deserves a serious look.

Seven Pines Feels Like a Community Still Becoming Something

Seven Pines is newer, and I think that is part of its appeal.

You can already see substantial neighborhoods, lakes, trails and resident amenities, but you can also see the next phase taking shape.

The Village at Seven Pines is adding significant retail and everyday services, additional development is underway around the community, and buyers still have opportunities to consider both new construction and resale homes.

That creates a different experience.

Some buyers like moving into a community where most of the major pieces are already established.

Others like seeing a community grow around them.

Seven Pines is particularly interesting for that second buyer.

Location Would Be a Major Part of My Decision

I would pay close attention to where you actually go during a normal week.

eTown is positioned farther south along the 9B/I-295 corridor. For people whose routines regularly take them toward southern Jacksonville, Bartram Park, I-95 or northern St. Johns County, that can be very convenient.

Seven Pines sits near Butler Boulevard and I-295, putting it especially close to St. Johns Town Center, UNF and the eastern side of Jacksonville, with relatively straightforward access toward Mayo Clinic and the Beaches.

I wouldn’t choose between them based on a generic commute estimate.

I’d look at your actual workplace, the places you visit regularly and the direction you expect most of your driving to take you.

That can change the answer considerably.

The Housing Decision Is Changing Too

eTown has matured enough that resale homes are becoming an increasingly important part of the market.

That can give buyers opportunities to purchase homes where landscaping, window treatments, fencing, outdoor living spaces and other improvements have already been completed.

Seven Pines still offers more visible active new-construction opportunities while also developing its own resale market.

That means I wouldn’t approach this as simply:

eTown = resale
Seven Pines = new construction

There can be good opportunities in both.

I’d compare the actual homes available at the time you’re buying.

A resale with a finished pool, upgraded landscaping and established outdoor space may represent a very different value proposition from a new home where those improvements still need to be added after closing.

Amenities Matter — But I’d Look Beyond the Checklist

Both communities offer attractive amenities and outdoor spaces.

But when I’m helping someone compare communities, I think it’s useful to ask a more practical question:

Which amenities would you actually use?

A long list of amenities doesn’t add much value if they aren’t part of your lifestyle.

Walk the trails. Visit the amenity centers. Drive through the neighborhoods. Look at how the homes relate to the lakes and green spaces.

That tells you much more than reading a brochure.

One advantage I have when helping buyers compare these areas is that we’ve spent considerable time photographing and documenting both communities. I want buyers to understand the setting around the home—not simply see the properties currently listed for sale.

One Advantage eTown Has Today: Convenience Is Already Here

As an eTown resident, I think The Exchange is an important part of the community.

Being able to reach restaurants, services and other everyday conveniences without leaving the broader community changes how eTown feels compared with a development where those pieces are still planned or under construction.

Seven Pines is moving quickly in that direction with The Village, but at the moment, the two communities are at different points in that evolution.

That won’t always be the case.

Which is another reason these community comparisons need to be updated as Jacksonville continues to grow.

One Advantage Seven Pines Has Today: More Active New-Home Choice

For buyers specifically interested in new construction, I would currently spend more time looking at Seven Pines.

There are opportunities to compare builders, floor plans, homesites and quick-move-in inventory while still having resale alternatives within the community.

That flexibility can be valuable.

If you are considering new construction, I also recommend talking with your own real estate professional before registering with or visiting a builder. Builder registration and representation policies vary, and having your own representation can help you compare communities, incentives, contracts, inspections and resale alternatives rather than evaluating only the homes offered by one builder.

So Which Would I Choose?

I live in eTown, and I enjoy living here.

But that doesn’t mean I would automatically tell every buyer to choose eTown.

If someone wanted a more established community with existing neighborhood infrastructure and commercial convenience, I’d probably start the conversation with eTown.

If they wanted active new-construction choices and liked the idea of buying into a community that is still developing around them, Seven Pines could easily move to the top of the list.

And sometimes the deciding factor isn’t the community at all.

It’s the house.

A great property in Seven Pines can outweigh a slight preference for eTown, and the reverse is equally true.

That’s why I think the best approach is to compare the communities first, then compare the actual homes available in each.
